Property Management Services



You know that your home at Gran Pacifica needs regular care to keep it maintained in good condition. Sand and salt air can be hard on buildings and yards. You also know that you can not always be at your home so we at Pacifica Concierge Service offer the following service to take care of your home in your absence. We offer two levels of service for your convenience.

Premium Management Service, recommended for optimum upkeep for a home in our tropical location, includes the following:

  1. Complete interior and exterior cleaning once a week
  2. Check and clean AC filters once a month
  3. Windows cleaned inside and out once a month
  4. All appliances, AC  and lights checked once a week
  5. Fumigation as needed, up to once a month
  6. Inventory of all possessions
  7. Yard and garden maintenance once a week
  8. Monthly bill paying (i.e. Direct TV)
  9. Notifying owners of any repairs or replacements needed and arrange for repairs to be made with verification of completion
  10. Monthly e-mail reports to owners on the property status
  11. Opening and closing service (see description below)

The cost for this service:
Up to 2000 sq ft will be billed at .10 per sq ft per month
Sq footage over 2000 sq ft will be billed at .05 per sq ft month
(a typical 2000 sq ft home .10 x 2000 = 200.00,  3000 sq ft home .10 x 2000 + .05 x 1000 = 250.00 )

Standard Management Service includes the following:

  1. Complete interior and exterior cleaning twice a month
  2. Check and clean AC filters once a month
  3. Windows cleaned inside and out once a month
  4. All appliances, AC  and lights twice a month
  5. Fumigation as needed up to once a month
  6. Inventory of all possessions
  7. Yard and garden maintenance twice a month
  8. Notifying owners of any repairs or replacements needed and arrange for repairs to be made with verification of completion
  9. Monthly e-mail reports to owners on the property status
  10. Opening and closing service additional 50.00 ea time (see description below)

The cost for this service:
Up to 2000 sq ft will be billed at .075 per sq ft per month
Sq footage over 2000 sq ft will be billed at .025 per sq ft month
(a typical 2000 sq ft home .075 x 2000 = 150.00, 3000 sq ft home .075 x 2000 + .025 x 1000 = 175.00)

Tools for cleaning and yard maintenance, such as mops, buckets, rags, brooms and garden tools are to be provided and stored by the home owner. We will provide all consumable items, such as detergents, cleansers and fertilizers.

Repairs and replacements are at owner’s expense. We will arrange for the work, inspect the results and provide you with receipts for everything.

Additional cleaning or yard services are available at 15.00 per visit (for home owners who subscribe to one of the above management services)

Pool Maintenance 100.00 per month plus cost of chemicals. Pools at Gran-Pacifica require almost daily cleaning and chemical balance.

Fees for maintenance service will be billed quarterly in advance. PCS will provide quarterly statements.

Services and prices for those clients who choose not to use our premium of standard monthly management service:

Cleaning upon request, just let us know when you would like your home cleaned

Fumigation – This charge includes the chemicals, equipment and labor, everything you need to rid your home of normal tropical pests.

Opening and closing your home. Please let us know at least one week prior to your arrive so we may have your home cleaned and ready for you. (Please note that these services are included or reduced with the Property Maintenance Packages)

Opening – We will clean your home including windows, make beds and set out linens and check all appliances and lights to make sure they are in working order, as well as set out any outdoor future.

Closing – We will clean your home, clean and store linens and check to make sure all appliances and lights are in working order and unplugged. Any outdoor furniture will be placed inside.

We greatly discourage simply closing up your home and leaving it unattended for any length of time in this tropical climate. You may encounter severe problems sure as mold and mildew, bug infestation, etc.

Hourly services – 10.00 per hour. We can provide several services on a time and material basis. Services include the following:

  1. Repair or replacement of appliances of fixtures
  2. Home repair
  3. Bill paying
  4. Translation

Monthly Management – 10.00 per hour
If you already have your own cleaning and or gardening staff, we can help manage them.

  • For example, we will assist you in the paperwork required for paying their salaries or we will pay them directly if you would like. If you need translation help, we can assist in discussions.

  • We will also help you pay bills, arrange for repairs, or do the repairs ourselves. When you are not in residence we will inspect your home and the work of your employees at agreed upon intervals and communicate with you via e-mail.

  • What ever you need to manage your household, we can help. The cost for this service is 10.00 per hour or portion thereof. Hourly charges will be billed to the next half hour increment. In other words, if you ask us to do a job for you that takes one hour, you will be billed 10.00. However, if the job takes only 40 minutes you will be billed for on hour, if the job takes 20 minutes, you will be billed for one half hour.
  • If we arrange for a repair, we will bill you for our time and you can either pay the repairman directly or arrange for us to pay and provide you with a receipt.

Additional services available

Shopping – 25.00 per trip. We can provide whatever you need. Groceries, personal items, toiletries, just give us your list and we’ll arrange to have your items purchased and delivered for a cost of 25.00 plus the cost of your purchases. Most items can be provided the next day.

Grocery stocking – 25.00 per trip. Send us an e-mail one week before you plan to arrive with a list of items you would like to have stocked in your home. We will make every effort to have all your favorite items waiting. The cost for this service is 25.00 plus the cost of your purchases.

Airport pickup – 50.00 for up to 4 people based.  For larger groups please e-mail us for a price quote, Service includes pick-up at Managua Airport, help with luggage and transport to your home at Gran Pacifica.

Car and/or driver service – We can assist you in obtaining a rental car for your stay in Nicaragua. If you don’t wish to drive we can also provide a driver for you. The cost for a driver is 25.00 per day plus the cost of your rental car.

Excursions – There are many wonderful things to see and do while you are in Nicaragua. Just e-mail us and let us know what you are interested in seeing or we would be happy to make suggestions. We can plan an itinerary for you and send you a quote for our services.

Spanish tutor – Living in Nicaragua is a great time to learn or brush up on your Spanish. We would be glad to help you obtain the services of a Spanish tutor. Just let us know if this is of interest.
